You don’t need more advice or courses about Airbnb. You need someone who's successful in the Airbnb game over the past 8 years to literally give you the play.

Most people who call me already made their money somewhere else. Doctors, lawyers, people high up at their company, owners of a business that works. Some already have a few units. Busy, smart, and done with generic advice.

So I don’t hand you a framework. I look at your actual situation and give you the units you need to jumpstart your Airbnb business. Everything runs through my experience: the market, the unit, the numbers to check, and the order to do it in. You get a business-in-a-box and save money and time on mistakes.

Not a course, not a guru. A real operator who gives you access inside his business, including his own deal flow.

My deal flow

You get access to my personal deal flow: the overflow from an operator with 300+ Airbnbs operated. Units I would sign myself, each with Airbnb approval in the lease.

At least 1.7x revenue to rent

Every deal clears at least 1.7x projected revenue to rent before it reaches you. That is a screening standard, not a promise of income.

My network

You get access to my CPA, revenue manager, designer, photographer, VAs, and all the contacts I've built in my personal 7 figure Airbnb business to get yours off the ground running.

One real unit. Empty room to guest ready.

Units are a second thing we do, and they are the proof. This is one our team set up. Drag the line to compare.

The questions people actually ask me before they buy.

Is this even legal where the unit is?

Fair question, because the rules are local. Every unit we sell starts with the landlord’s written short term rental approval inside the lease addendum. No written approval, we don’t sell it. Local rules, HOA rules and any permit or license are your own due diligence, and I want your attorney reading them before you sign.

Lease addendum page where the landlord agrees the tenant may rent the unit short, mid and long term. Names, dates, addresses and signatures are redacted.
A real signed lease addendum. Names, dates, addresses and signatures are blacked out.

Who wrote the lease?

The lease is with the building and comes with the addendum that has the written short term rental approval. The deal is handed to you, and Airbnb pays you directly. You get the lease and the addendum before you sign, and your own attorney should read both.

What if I end up with the wrong property?

That is the expensive mistake, so we vet before you sign. We start from comparable listings nearby, cut them by ten percent, and every deal has to clear at least 1.7x revenue to rent. Under that, it never reaches you. It is a screening standard, not a promise of income, and every number is labeled as a projection.

Once I pay, am I on my own?

No. You run the unit yourself, with 4 months of support and mentorship from Derek and his team. It is still your business, so plan on a few check ins a week.

My spouse needs to hear this too.

Good. Bring them to the call. It goes best when you both hear the same answers, and your savings are their savings.

How do I know any of this is real?

Judge it on documents, not on me. Before you sign anything you see the lease addendum, how every projection is built, and the 1.7x revenue to rent standard every deal has to clear.

What happens on the call

30 minutes with Derek and his team. Straight answers, and a plan you can act on that week.

Book a call
  • You tell me where you are. Your capital, your time, what you already own, who else is in the decision.
  • I tell you exactly what I’d do. Sometimes that is a vetted unit, with or without our setup. Sometimes it is a different move, and I’ll say so.
  • If a unit fits, we look at deals from my own deal flow. Rent, the projection, how it is built and how it clears 1.7x.
  • You leave with the next step. Written down, in order.

From application to keys in five steps.

Each step lists who is responsible and what you receive at the end of it.

Two refund promises, in writing.

If we miss either one, you get a full refund. This is a refund policy. It is not a promise of income, occupancy or returns.

1. A vetted unit within 30 days

We deliver a vetted unit to you within 30 days of your payment, or you get a full refund.

2. A first booking within 30 days of going live

Once your unit is live, if it does not get its first booking within 30 days, you get a full refund.

What the words mean

  • Payment date. The day your payment to us lands in our account. The 30 day delivery window starts that day.
  • Vetted unit. A unit that has passed our checks before we send it to you: the landlord’s written short term rental approval is in the lease or its addendum, and the deal clears our screening standard of at least 1.7x projected revenue to rent.
  • Delivered. We send you the vetted unit in writing, with its unit sheet, the lease terms and the written approval, to the email on your buyer agreement. The unit counts as delivered the day we send it.
  • Live. The unit is actually listed and open to book on Airbnb, with no 30 day minimum stay, and you have followed every required step of our process correctly. The required steps are the ones in your handover checklist. The 30 day booking window starts the day the unit goes live.
  • First booking. One confirmed guest reservation made through your listing.
  • Claim window. Each promise has its own 14 day claim window. A unit delivery claim must be made in writing within 14 days after the 30 day delivery window ends. A first booking claim must be made in writing within 14 days after the 30 day booking window ends.
  • Full refund. Everything you paid us. The refund covers only what was paid to us. Rent, deposits and other amounts you pay the building or anyone else are not part of the refund.

When the refund does not apply

The refund covers a miss on our side. It does not apply when the miss comes from the buyer side, including when you:

  • turn down the vetted unit we deliver;
  • do not list the unit, or take the listing down or block its calendar during the 30 day booking window;
  • set a minimum stay of 30 days or more;
  • skip, change or ignore a required step in the process;
  • do not make your claim in writing within its 14 day claim window.

How to ask for it

Ask in writing, inside the claim window. For a missed delivery, that is within 14 days after the 30 day delivery window ends. For a missed first booking, that is within 14 days after the 30 day booking window ends. We check the dates against the written record: the delivery email, the day the listing went live and its booking history. The buyer agreement you sign before payment holds the full terms.

Questions

Can I build it before I move?
Yes. Most international buyers build the business from home and visit for the handover.
Do you promise a visa outcome?
No. Nobody can honestly promise that. We build the business and the paperwork, and your attorney handles the application.
Is this hands off?
No, and for an E-2 file it should not be. You develop and direct the business. We help you hire a part time coordinator.
What counts as investment?
Ask your attorney. We give them the lease, with the written STR approval in its addendum, and the setup documents in one file.
Who runs the unit?
You do. You get it fully turnkey, you develop and direct the business, and we help you hire a part time coordinator.

Apply as an international buyer

Nationality is required so we can prepare the right paperwork.

The questions people ask us most.

Do I own the property?
No. You hold the lease. That means no mortgage and no down payment on a house, and it takes far less capital than buying.
Is this hands off?
It is low touch once the right systems are in place, but it is not hands off.
Can I keep my full time job?
Yes. Most of our buyers have careers. It is low touch with the right systems, not zero touch. Plan on a few focused check ins a week.
What happens after handover?
You run the unit yourself. The lease and the listing are in your name and Airbnb pays you directly. You get 4 months of support and mentorship from Derek and his team.
Who runs the unit day to day?
You do. You run it yourself, with 4 months of support and mentorship from Derek and his team.
What if the building says no?
We deliver the next vetted unit. The delivery guarantee terms are on the guarantee page.
How do you make money?
You make one payment for the unit, any setup you add, and the 4 months of support and mentorship from Derek and his team. We don’t take a cut of your revenue, and there is no monthly fee.
Can I see real units?
Yes. On your call you see real deals from Derek's own deal flow, a lease addendum with the written STR approval and how the projections are built.
What markets?
Wherever the numbers clear 1.7x revenue to rent and the landlord approves short term rental in writing. Derek and his team tell you on the call which markets they would pick right now.
Is this legal where you place units?
We only list units where the landlord has given written approval for short term rental. Every unit sheet links to the city’s rules. Local rules, HOA rules and any permit or license are the buyer’s own due diligence.
Is the furniture going to be cheap?
We have sourcing options for furniture so you can pay less than if you buy it yourself. We also design and set it up for you as a service.
Why do I sign an NDA to see addresses?
Because the address is the product. The NDA protects the buildings and the people who found them. Signing takes a minute and you can read it first.
What is an Approved Unit?
Approved Unit: the landlord has given written approval for short term rental. Local rules, HOA rules and any permit or license are the buyer’s own due diligence. It is the unit we sell on BNB Units: the address, the lease addendum with the written STR approval, the landlord contact, the concession we negotiated and 4 months of support and mentorship from Derek and his team. City licensing and registration stay with you, and each unit sheet links to the local rules.
Can I buy just the Approved Unit?
Yes. Many buyers take the vetted unit and run the setup themselves. Others add our Turnkey setup at checkout. Either way, you get 4 months of support and mentorship from Derek and his team. We walk through the breakdown on your call.
I run units. Can I sell one or list leads?
Yes. List a unit as a finder, landlord or operator. We verify before anything is published.
I live in Canada. Can I buy?
Yes. Buyers outside the US can lease units through a US company. Ask your accountant about tax and currency. See International buyers.
Does this help with an E-2 visa?
Some of our buyers are building a US business as part of an E-2 treaty investor plan. We are not a law firm and do not give immigration advice. Whether it fits your plan is a question for your immigration attorney, and the decision rests with the US government.
Refunds?

For your spouse or partner.

Your savings is also your family's savings. These are the questions partners ask us most, answered plainly, so you can decide together.

What you would be buying

An Approved Unit in a new apartment building, where the landlord approves short term rental in writing in the lease addendum, with 4 months of support and mentorship from Derek and his team. Our team can also set it up: design, furniture, photos, the listing, the lock and the cleaner.

The lease and the Airbnb listing are in your name, and Airbnb pays you directly. You do not buy property and there is no mortgage.

Living room in a furnished Airbnb home our team set up

Your questions, answered

Are our savings protected?
This is a business, and it carries risk like any business. What protects you is process: the landlord’s written approval in the lease addendum, the vetting each unit goes through before you sign, two written refund promises in the delivery guarantee, and both of you reading every document before you commit.
Is the lease real, and who wrote it?
The lease is with the building, in your name. You get the lease and the addendum with the written short term rental approval before you sign, and we want your own attorney to review both.
What if no unit comes through?
The delivery guarantee is in writing. We deliver a vetted unit within 30 days of payment, or you get a full refund. Once the unit is live, if it does not get a first booking within 30 days, you get a full refund. Each claim is made in writing within 14 days after its 30 day window ends, and the refund covers only what was paid to us. Both have conditions on your side too, listed on the guarantee page. It is a refund policy, not a promise of income.
What if the unit earns less than the projection?
It can. Every number on a unit sheet is a projection and is labeled that way, with a conservative, base and strong level. We cut comparable listings by ten percent to stay conservative, and nothing here is a promised return.
How much of our time will this take?
Setup can be on our team. After handover, plan on a few focused check ins a week and a few decisions a month. Most of our buyers keep their careers.
Who do we call when something goes wrong?
You run the unit yourself, and you are not on your own: you get 4 months of support and mentorship from Derek and his team.
Should we keep a cushion?
Yes. Keep reserves outside of this, and do not put in money your family needs. Tell Derek and his team on the call what you are comfortable with and they will tell you exactly what they would do.
Can I join the call?
Yes, and we recommend it. The call goes best when you both hear the same answers, and you can ask anything on this page directly.

Local rules, HOA rules and any permit or license are the buyer’s own due diligence.

We ran our own units before we sold any.

Every deal clears the same vetting. Every setup uses the same standard.

Derek and his team run the call when you book. Every unit we hand you comes with the landlord’s written Airbnb approval in the lease, vetted before it reaches you.

Why I talk to you like this

I started at 19. My parents are immigrants, and taking care of them is still the point of all of it. In my early twenties I did the fast money thing. Bought the Lambo. Sold it.

What I’m actually good at is reading markets: which ones are real opportunities, which ones are dying, and moving before that shows up in everyone else’s numbers. That is what you get on the call. A straight read and an exact plan, fast.

Tell me where you are. I’ll tell you what I’d do.

A few quick questions first so the call is about you. Then you pick a time.

This is a business you own. It carries risk and it still takes some of your time. Every revenue number on a unit sheet is a projection and is labeled that way. Nothing here is a promised return.
